Florida Market Stats: September 2026 and Q3 Housing Update
Oct 19, 2026
By Jeff Levine, Levine Coaching Company
Reporting periods: September 2026 and Q3 2026 (July–September). Florida Realtors released both reports October 16, 2026.
September brought fewer closings than August, while the broader quarterly picture was steadier. For real estate professionals, the useful question is what those changes mean for pricing conversations, the pipeline, and the money your business keeps.
September versus August: what changed month over month?
| Measure | August | September | Monthly change |
|---|---|---|---|
| Single-family closed sales | 21,497 | 20,537 | −4.5% |
| Single-family median sale price | $415,000 | $415,000 | Unchanged |
| Single-family median time to contract | 44 days | 47 days | 3 days longer |
| Condo/townhouse closed sales | 7,291 | 7,179 | −1.5% |
| Condo/townhouse median sale price | $298,000 | $293,500 | −1.5% |
| Condo/townhouse median time to contract | 69 days | 65 days | 4 days shorter |
Monthly percentages are Levine Coaching Company calculations: (September ÷ August − 1) × 100, rounded to one decimal. Both months use the historical series in the September reports; figures can be revised. These comparisons are not seasonally adjusted.
Levine Coaching perspective: The monthly picture was mixed: fewer closings in both categories, a flat single-family median, and a lower condo/townhouse median. Contract timelines also moved in different directions. That calls for a closer look at your local segment before choosing a pricing or business response.
Keep the year-over-year view alongside it
Compared with September 2025, single-family closings fell 3.5% and the median sale price rose 1.2%. Condo/townhouse closings were nearly unchanged (−0.1%), while the median price fell 1.8%. September inventory stood at 4.4 months of supply for single-family homes and 7.7 months for condos/townhouses.
Florida Realtors recommends year-over-year comparisons for interpreting sales trends because seasonal cycles affect monthly activity. A one-month decline alone does not establish a market reversal. Median prices also reflect the mix of properties sold; a 1.5% decline in the condo/townhouse median does not mean every unit lost 1.5% of its value.
Q3: the wider business-planning picture
For July–September combined, single-family closings totaled 65,904, up 0.2% from Q3 2025; the median was $420,000, up 2.4%. Condo/townhouse closings totaled 22,664, up 3.1%; the median was $295,000, unchanged. These are quarterly measures, separate from September’s monthly results. Quarterly medians are not averages of monthly medians.
Turn the numbers into CEO decisions
Pricing conversations: Bring recent comparable sales, active competition, concessions, and local time-to-contract data to the table. Agree with sellers on the evidence and review date that would support an adjustment. Statewide averages cannot price a specific listing.
Business planning: Compare your own appointments, signed listings, pending contracts, and closings with the local trend. Use the quarter to test your 2027 assumptions and the latest month to identify questions that need attention now.
Profitability: Stress-test your cash-flow plan against fewer closings or a longer wait for commissions. Review what remains after splits, referral fees, marketing, and operating costs before increasing spending. A statewide sales decline is a scenario to consider, not a forecast for your business.
CEO action: Choose one decision the data supports this month—such as revisiting listing positioning, improving follow-up, or reviewing an expense. Assign an owner and a date to measure the result.
